Mechanical, Plumbing, and Electrical Engineering construction documents for a 13,800 SF Tenant Improvement of existing suites to be converted into a restaurant and comedy club establishment.

The project includes the conversion of Suites 236-238 into a comedy club, with modifications to the existing restaurant in Suite 239. The scope of work involves reconfiguring the kitchen layout and adding new equipment in Suite 239. Additionally, exterior patio improvements are planned, and all new HVAC systems will be installed throughout, including a larger rooftop DOAS to meet tenant requirements. The new design will also accommodate increased AC tonnage and a larger electrical service as per landlord work letter. Updates are required in accordance with the landlord's work letter.
