99 Pharms Shell & TI, Overview & Engineering Scope

Ardebili Engineering provided comprehensive Mechanical, Plumbing, and Electrical Engineering construction documents for a 14,000 SF, two-story, ground-up grey shell project. The scope included a detailed 5,000 SF build-out on the first floor for a dispensary, tailored to meet the unique operational requirements of the facility. The design and construction documents incorporated advanced HVAC systems to maintain proper air circulation, temperature control, and air quality, essential for a dispensary setting. Plumbing systems were strategically planned for restrooms, sinks, and other dispensary-specific needs, ensuring compliance with local codes and regulations.

The electrical engineering documents outlined power distribution, lighting, and specialized systems for security and surveillance, including the integration of electrical outlets for displays and equipment. We paid particular attention to energy-efficient lighting and safety, ensuring the space would meet the strict requirements of both the dispensary and future tenant fit-outs. All building systems were designed with flexibility in mind, allowing for easy future adjustments and additions. Our team's collaborative approach ensured seamless integration of the dispensary build-out with the grey shell, resulting in a functional, code-compliant, and adaptable space.
